By using MyRentAssist, you authorise us to collect and process the following personal data for the purpose of delivering our services:
All data is processed in accordance with our Privacy Policy and the Personal Data Protection Act 2010 (Malaysia). We do not share your personal data or your tenant's personal data with any unnecessary third party.
We may process the data we have collected — before, during, or after the provision of our service — for purposes directly related to service delivery, quality improvement, and legal compliance, without disclosing any personal data to any unnecessary third party.
You authorise MyRentAssist to contact your tenant directly via WhatsApp for the following purposes:
By registering a tenancy, you confirm that you have obtained your tenant's consent for MyRentAssist to contact them via WhatsApp for the above purposes. You are solely responsible for ensuring this consent has been obtained prior to registration.
You authorise MyRentAssist to collect the monthly rental and utility payments from your tenant on your behalf. The total monthly collection will comprise:
Following successful collection and validation of payment, MyRentAssist will:
As IWK bills are not issued monthly, the IWK component collected from your tenant each month represents an equal monthly division of the estimated annual IWK charge for your property. This amount is returned to you each month alongside your nett rental income.
When the actual IWK bill falls due, the full bill amount will be deducted from that month's payout and paid to IWK directly on your behalf. You will be notified in advance before any such deduction is made. Any difference between the amount collected and the actual bill — whether higher or lower — will be adjusted in the following month's collection.
MyRentAssist charges a flat monthly service fee per registered unit based on your selected plan. The applicable fee is as displayed on our website at the time of your registration and may be updated from time to time with prior notice.
The service fee is deducted from the total amount collected from your tenant each month and applies from the first month following your free trial period. The service fee continues to be deducted monthly until a written unsubscribe notice is received from you (see Section 7).
In the event that your tenant fails to make payment in any given month, and therefore no funds are collected by MyRentAssist on your behalf, the monthly service fee for that month shall be payable by you directly. MyRentAssist will notify you of the outstanding service fee and you agree to settle this within seven (7) days of notification.
Where MyRentAssist facilitates a payment arrangement for a tenant who is unable to pay in full on the due date, an administrative charge may be applied to the deferred amount. This charge compensates both the landlord and MyRentAssist for the additional processing involved.
Any late payment administrative charges collected from the tenant shall be shared equally — 50% to you (the landlord) and 50% to MyRentAssist — as compensation for the additional arrangement and processing work involved.
All payment arrangements require your prior approval before being offered to your tenant. You will receive a WhatsApp notification for each arrangement request and must respond within 24 hours. No arrangement will proceed without your explicit approval.
You authorise MyRentAssist to access the utility portals of TNB, Air Selangor, and IWK using the utility account numbers you provide, for the sole purpose of:
You confirm that the utility account numbers you provide are correct and correspond to your registered property. MyRentAssist is not liable for any errors or misdirected payments resulting from incorrect account numbers provided by you.
You are responsible for updating utility account numbers promptly if they change. Notification must be provided in writing via WhatsApp to 016-339 3168 at least 7 days before the next collection cycle.
By registering with MyRentAssist, you confirm and represent that:
You agree to notify MyRentAssist promptly of any changes to your tenancy, property, or bank account details.
You may unsubscribe from MyRentAssist at any time by providing written notice to MyRentAssist. To be effective for the current rental cycle, your written notice must be received before the first automated reminder of that cycle (i.e. at least 3 days before the rental due date).
Written notice must clearly state your intention to unsubscribe, the unit(s) you wish to unsubscribe, and your registered mobile number. MyRentAssist reserves the right to seek clarification before processing any unsubscription request that does not clearly express an unequivocal intention to terminate the service.
Unsubscription requests received after the first reminder of a cycle will take effect from the following rental cycle. No partial month refunds are provided.
In the event that MyRentAssist's service fee is not received — whether from collection of tenant payment or from direct payment by you following tenant default — and the outstanding service fee remains unpaid, the service for the affected unit will be automatically terminated before the first automated reminder of the next rental cycle.
You will be notified via WhatsApp before automatic termination takes effect, and given the opportunity to settle the outstanding service fee to continue the service.
MyRentAssist reserves the right to terminate your account and service if you breach any of these Terms & Conditions, provide false information, or engage in conduct that is harmful to our platform or other users.
Upon termination of service for any unit, MyRentAssist will perform a final settlement as follows:
Following final settlement, no further reminders will be sent to your tenant, and your data will be retained as required by law and deleted thereafter per our Privacy Policy.
MyRentAssist is not liable for:
Our total liability to you for any given month shall not exceed the service fee collected from you in that month.
These Terms & Conditions are governed by the laws of Malaysia. Any dispute shall be subject to the jurisdiction of the courts of Malaysia.
